ROOMMATE CO-TENANCY AGREEMENT This Roommate Agreement (the "Agreement") is entered into on September 16, 2026, by and between: Roommate 1: Taylor Swift Roommate 2: Jordan Lee (collectively, the "Roommates"). WHEREAS, the Roommates co-reside at the premises located at: 742 Evergreen Terrace, Apt 3B, Chicago, IL (the "Premises"). NOW, THEREFORE, the Roommates mutually agree to the following terms: 1. RENT ALLOCATION: The total monthly rent for the Premises is $2,400, payable on the 1st of each calendar month. - Taylor Swift shall pay: $1,300 per month. - Jordan Lee shall pay: $1,100 per month. Each Roommate agrees to deliver their rental payment on or before the due date to avoid landlord late fees. 2. SECURITY DEPOSIT: The total security deposit of $2,400 was contributed equally (or proportionally). Upon move-out and return of the deposit by the landlord, refunds will be distributed according to original contributions, less deductions caused directly by damage attributable to a specific Roommate. Common area damages will be split equally. 3. UTILITIES & SERVICES: All utilities including Electricity, Gas, Water, Trash, and High-Speed Internet shall be shared equally (50/50) between Roommates. Utility bills must be reimbursed to the primary account holder within seven (7) days of receipt. 4. QUIET HOURS & GUEST POLICY: - Weekday Quiet Hours shall be observed from 10:00 PM to 7:00 AM. - Overnight guests are permitted, provided no guest stays more than 3 consecutive nights or more than 7 nights in a calendar month without the advance consent of the other Roommate. 5. CLEANING & CHORES: All Roommates agree to keep shared common spaces (kitchen, living area, bathrooms) clean and hygienic. Dishes must be washed or placed in the dishwasher within 24 hours of use. A rotating cleaning schedule for common areas will be mutually maintained. 6. EARLY DEPARTURE & TERMINATION: If any Roommate wishes to move out before the expiration of the master lease, they must provide at least 30 days written notice to the other Roommates and remain financially responsible for their share of rent and utilities until an acceptable replacement tenant is approved by all Roommates and the landlord. 7. GOVERNING LAW: This Agreement shall be governed by and construed under the laws of the jurisdiction where the Premises is located.
