How does the 10-year Opportunity Zone tax exemption work?
If you hold your investment in a Qualified Opportunity Fund for at least 10 years, you pay ZERO federal capital gains tax on all appreciation earned within the fund. When you sell the asset after 10 years, your tax basis is adjusted to equal the fair market value of the investment.
How long do I have to roll a capital gain into a QOF?
You have 180 days from the date the capital gain was realized (or from the end of the tax year for pass-through entities like K-1 partnerships) to roll the gain into a Qualified Opportunity Fund.
Can any type of capital gain be invested in an Opportunity Zone?
Yes. Short-term and long-term capital gains from the sale of stock, bonds, real estate, cryptocurrency, private business equity, or art can all be rolled into a QOF.
Do I have to invest the entire sale proceeds, or just the gain?
